Exciting Expansion Plans for Leonardo Hotel Inverness: 34 New Rooms! (2025)

Get ready for a major development in Inverness' hospitality scene! A prominent hotel, known as the gateway to the city, is proposing a significant expansion that will change the landscape of the area.

The Leonardo Hotel, located on Millburn Road, is seeking permission from Highland Council to add a 34-bedroom wing, transforming its capacity from 118 to an impressive 152 rooms. But here's where it gets controversial... the Dutch operators behind this proposal are also suggesting changes to the parking layout, which could spark some debate among locals and visitors alike.

The extension, designed with elegance and functionality in mind, will feature ground-level parking and two floors of accommodation. Each floor will accommodate 17 bedrooms, creating a seamless addition to the existing hotel structure. However, the proposed location of the new block, at the rear of the car park, has raised some interesting questions. While it's visible from Millburn Road, will it impact the hotel's current access points and overall aesthetics?

According to the design statement, the extension aims to connect seamlessly with the main hotel, enhancing its accommodation offerings. It's designed to minimize any disruption to the existing hotel's dining room and bedroom areas, ensuring guest privacy and comfort remain a priority. But this is the part most people miss... the new block will require a bridge connection at upper levels, which could potentially alter the hotel's architectural symmetry.

The current parking situation is also a point of consideration. With 154 open-air parking spaces available, the expansion would reduce overall parking to 136, including six disabled bays. This change might impact the hotel's ability to accommodate a large number of guests and their vehicles, especially during peak seasons.

The extension's design, spanning 1523 sqm, is intended to be unobtrusive and minimize its impact on natural light. However, some may argue that any addition to a building of this size could potentially alter the surrounding environment and views.

The application also includes landscaping plans, a linen store, and additional fire escape routes, ensuring the hotel's safety and guest convenience. Access to existing facilities will remain through the main hotel entrance, with the addition of a fire escape stair for emergency situations.

With a determination deadline set for January 4, the matter will be handled by Highland Council planning officials. This proposal has sparked curiosity and discussion among locals and those interested in Inverness' development.

What are your thoughts on this expansion? Do you think it will enhance Inverness' appeal as a tourist destination, or are there potential drawbacks that need to be considered? Share your opinions and engage in the conversation!
